Buying Property in El Salvador? Mortgage Interest Rates Fall to 7.70%.

El Salvador’s real estate market is presenting new opportunities for foreign investors and the U.S. diaspora, as home financing costs experienced a notable decline. According to official data from the Central Reserve Bank (BCR),average mortgage interest rates dropped to 7.70% in September 2026, marking a 0.30 percentage point decrease from August’s peak of 8.00% and returning to the lowest levels recorded earlier this year.

This downward shift extends beyond residential mortgages, offering broader access to credit across long-term financing categories. Rates for loans exceeding one year fell sharply from 12.38% in August to 10.18% in September, representing a significant monthly drop of 2.20 percentage points. Individual borrowers also benefited, with long-term personal credit rates easing to 12.28%, down from 13.21% in the previous month.

The commercial sector experienced the most dramatic improvement in borrowing costs, creating a more dynamic backdrop for economic expansion. Long-term business financing rates plunged to 9.12% in September, down from 12.97% in August—a substantial 3.85 percentage point reduction. Financial analysts note that “these weighted average rate adjustments across banking institutions reflect more favorable borrowing conditions for both consumer capital and corporate investment.”

For diaspora buyers and international investors eyeing El Salvador’s housing market, September’s rate corrections signal a favorable entry point. As weighted averages factor in overall banking activity, loan types, and terms, the recent trend highlights improved credit accessibility and renewed momentum in the national financial landscape.
